Time To Choose A Contractor

When it comes time to replace your roof, choosing the right contractor is the first and most important step in the process. There are a lot of roofing contractors out there, and some may not be all they claim to be. How do you as a homeowner make sure you make the right choice? Here is an easy contractor checklist to make sure you’ve got the right company on your side.

Here are a few questions you can ask up front to make sure you are getting a contractor you can trust.

1. How is your insurance coverage?

Your contractor should carry insurance to protect you and your home from accidental damage. As an Owens Corning Platinum Preferred Contractor, we are required to have a minimum of $1,000,000 in general liability insurance.

2. Do you have a workmanship warranty?

3. Do you use quality materials?

Not all roofing products are equal, so make sure your contractor is using a brand that you are familiar with and can trust.

4. Can you provide a written estimate?

Your contractor should provide a detailed, written estimate before any work is completed. This estimate should include an accurate description of the work that is going to be done and how much it is going to cost.

5. Is your work up to code?

Your contractor should know and be in compliance with all local building codes.

6. Do you have any references?

Ask your roofing contractor for a few references. They should be able to provide you with some phone numbers to talk to previous customers. You could always check their reviews online too.

7. Will you perform a thorough inspection?

Your contractor should be looking for more than storm damage. An inspection should cover the entire roofing system, including the deck, flashing, chimney, soil stacks and other roof penetrations.

8. Will your crew install underlayment?

Underlayment is an essential component of your roofing system. Underlayment is installed between the deck and the shingles, protecting your roof from ice, wind-driven rain and collecting water. At Rapid Response, we go above and beyond by using only synthetic underlayment. Our synthetic product is much more durable and performs much better than the typical paper underlayment.

9. Will you follow the manufacturer’s specifications?

Your roofing company should be familiar and follow all of the manufacturer’s specifications. Failure to install roofing systems according to the manufacturer’s specifications can result in avoided product warranty.

10. Can you provide an explanation of the warranty?

Your contractor should be able to explain your warranty and be clear about what to do if there is a problem. In addition to the workmanship warranty, you are also covered by a product warranty from the manufacturer. Your contractor should be able to detail the combined coverage of both warranties.

11. Will you check for adequate ventilation?

Improper roofing ventilation can damage your shingles, invalidate your manufacturer warranty, and severely affect your home’s ability to regulate temperature. To make sure your home is breathing, ensure your roofing company installs the proper amount of roofing ventilation.

12. Will you explain how the roofing system works?

Your roofing company should offer a thorough explanation of the entire roofing system and how all the parts work together so you can make an educated decision. You should always feel like you are able to ask questions.
